UPDATED Aug. 20: Arlington's Zoning Board of Appeals met online at 7:30 p.m. Tuesday, Aug. 1, to continue the ongoing hearing on the proposed development at 10 Sunnyside Ave.

The location at issue is that of the proposed Housing Corporation of Arlington (HCA) project in East Arlington. HCA, a private nonprofit organization based in East Arlington, acquires, develops, improves, manages and leases affordable housing in and around Arlington, according to its website.

Background to this issue: The Housing Corporation of Arlington, a private nonprofit organization reported April 29 that it had bought a piece of land at 10 Sunnyside Ave. last fall. The HCA is asking the town to approve the zoning needed to build affordable housing there.

HCA is proposing 43 new affordable apartments with a community room and outdoor deck. However, even if it approved to be constructed, this building won't be completed and ready for occupancy until at least 2026.

A note: Tenants for these new apartments are to be selected using a lottery in late 2025 or early 2026. HCA says that current tenants may apply but that HCA and Peabody staff  have no ability to select tenants nor promise existing tenants a place in the new building.
